Summary

This compact residential project, located in the Villashahr district of Mashhad. is an exploration of how thoughtful architecture can transform severe spatial limitations into high-quality urban living. Built on a remarkably small 63 square meter plot, the design addresses one of the most challenging conditions in contemporary city housing: achieving comfortable, light-filled homes within a narrow footprint while respecting privacy, circulation, and local urban character.

The building accommodates three independent residential units arranged vertically. The lower and middle levels contain two efficient 50 sqm apartments, carefully planned to maximize usability through open living areas, integrated storage, and generous window openings. Above them, the upper floors are dedicated to a 110 sqm duplex apartment, offering a more expansive family residence with split-level living, enhanced privacy, and direct access to the rooftop garden.

On such a constrained site, every centimeter of space had to serve multiple purposes. Openings were strategically placed to bring daylight deep into the interiors. The façade expresses this internal logic through a composition of solid and void. Clean white plaster surfaces establish a calm contemporary identity, while warm timber cladding highlights key openings and softens the building’s urban presence. Exposed concrete elements provide depth and structural clarity, anchoring the composition with a modern material contrast.

At the top of the building, the roof garden acts as an essential extension of the living space. In a dense neighborhood where private outdoor areas are limited, the roof becomes a shared retreat for planting, relaxation, and views over Villashahr. It transforms the smallest plot into a multi-layered home environment where indoor and outdoor life coexist.

This project demonstrates that limited land area does not need to result in compromised housing. Instead, through precise planning, vertical efficiency, and a refined material language, the building turns a 63 sqm site into a complete residential solution tailored for urban life in that area.
